Job Description

POSITION SUMMARY:

Subject matter expert in the analysis, interpretation and presentation of performance and relationship measures to enable senior leadership to understand contract terms and proactively manage goal delivery in alignment with the performance expectations of the organization. Analyzes contracts and their structure, makes recommendations and develops methodology to issue/review contracts.  Tracks contract drafting and approval process and liases with consultants and contractors during the contract process. Develops and coordinates activities designed to provide management and vendors with analysis or solutions that ensure effective and economical support for all contracts and purchasing activities.

 


ESSENTIAL DUTIES AND RESPONSIBILITIES:

1. Evaluates bids received, negotiates contract terms and pricing, and works closely with our legal team to finalize contracts - Identify if bids are in line with Bid Package, analyze pricing with regards to estimates and budgets, negotiate competitive contract amounts and document in contract form.
2. Maintain Subcontractor Relationships - Periodically monitor subcontractor performance to determine if it is in line with contract and the needs of construction field personnel. Revise contracts when necessary to improve the quality of construction methods or the quantity of construction materials.
3. Performs analysis of the pricing structures and supply/demand of construction commodities, studies construction markets, works with suppliers and management to structure purchasing contracts in the best interest of the company.
4. Assists in the negotiation process of contracts and amendments both internally and with vendor or bidder.
5. Examines estimates of construction requirements, performance standards, and delivery schedules and measurement matrixes.
6. Assist in monthly, quarterly and annual Financial Planning process for OpEx and CapEx with Finance Leads.
7. Makes recommendations to senior leadership based on the analysis performed as to whether or not the proposals submitted by suppliers conform to our contract requirements.
8. Analyzes contractual commitments, operation specifications, specification changes, and other data to carry out programs/activities from conceptual stage through implementation of process and/or system.
9. Implements program activities, coordinates efforts of operations, purchasing logistics and suppliers and resolves problems to ensure meeting of contractual commitments.
10. Organizes and analyzes data on cost savings opportunities in the areas assigned as well as work flow, cycle time reduction and transportation and makes recommendations to deparment leadership on the timely implementation of these practices.

 

Job Requirements

QUALIFICATIONS:

  • Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. 
  • Ability to understand and write contract language, financial and business reports.  Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
  • Bachelor's degree required; MBA preferred
  • 8-10 years business experience,
  • 5+ years' experience in Contracts, Procurement or Finance with construction projects preferred
  • Past Management Experience
  • Experience in the travel/cruise industry preferred
  • Past Experience working with Architects/Designers/Creative & Innovation
  • Consultants a plus
  • Ability to analyze data and research results to make recommendations
  • Ability to apply strong analytical, financial, conceptual and strategic thinking
  • Strong project management skills, with heavy emphasis on development and execution
  • Able to manage and prioritize multiple projects simultaneously
  • Proven ability to collaborate with others, plus the ability to build strong and sustainable relationships, and the capability to interact with all levels of the organization
  • Experience developing strategic framework, planning, executing and managing projects
  • Ability to grasp the complexities of the business to effectively translate that into a strategy
  • Willingness to take personal initiative
  • Strong business acumen
  • Candidate must possess strong written and oral communication skills, including the ability to communicate effectively at the senior most executive levels of a company
  • Attention to detail and follow-through
  • Strong key computer skills (Excel, PowerPoint, Outlook)
